C B D 集 中 建 设 年 启 动 的 一 个 项 目 ，定 位 为 商 务 人 文 综 合 体 。6 月 9 日 已 首 次 开 盘 ，
目 前 首 期 地 块 7 号 楼 底 板 浇 筑 已 经 完 成 。华 润 另 一 项 目 ，位 于 C B D 西 南 侧 的 华 润 中
心·万象城最迟明年“五一”开业。
此 外 ，另 一 个 超 高 层 建 筑“ 湖 ”建 设 也 在 不 断 推 进 。不 久 之 前 ，济 南 市 规 划 局 公
布了CBD内复星地块的260米超高层建筑“湖”的设计方案。
文服中心：CBD文化洋溢
济南二钢中轧厂有太多济南人的回忆。厂房建于1970年，是现存为数不多的砖
混 结 构 ，曾 经 红 极 一 时 的 电 视 剧《 燕 子 李 三 》就 在 这 里 取 过 景 。如 今 ，这 个 拥 有 近 5 0
年 工 业 历 史 的 厂 房 被 保 留 下 来 ，在 原 址 基 础 上 进 行 改 建 成 C B D 文 化 服 务 中 心 。建 成
后，总建筑面积将达8400平方米。
C B D 文 化 服 务 中 心 从 2 0 1 6 年 开 始 施 工 。在 保 留 原 厂 带 有 时 间 、工 业 印 记 的 建
筑 符 号 的 同 时 ，对 厂 房 进 行 改 造 ，将 老 建 筑 融 入 当 下 的 生 活 中 来 。经 过 为 期 2 年 的 建
设 ，该 项 目 已 全 部 建 成 ，于 今 年 6 月 投 入 使 用 。如 今 ，“ 老 厂 房 ”已 换 新 颜 ，实 现“ 华 丽
转身”。
其 内 部 装 修 风 格 很 有“ 文 艺 范 ”。北 侧 将 是 一 个 大 型 的 城 市 规 划 展 示 馆 ，用 来 展
出 C B D 甚 至 整 个 城 市 发 展 的 历 史 。中 间 ，也 将 是 展 览 馆 的 一 部 分 ，用 来 展 示 原 厂 房
的 昔 日 风 貌 ; 而 南 侧 ，则 是 延 伸 性 的 配 套 设 施 ，会 有 多 功 能 的 会 议 厅 、创 意 办 公 空 间 、
咖啡厅和洗手间等。
按 照 规 划 ，文 化 服 务 中 心 项 目 建 成 后 ，前 期 提 供 规 划 展 示 、建 设 指 挥 、招 商 服
务、商业展示等功能，为CBD前期建设服务;远期整体转换为规划展示、文创办公、艺
术展览、商业服务等功能，以丰富公众生活。
The CBD of Jinan has experienced the burgeoning growth and an enormous
change in the past three years since the strategy of “making a concerted effort to
build a high-standards CBD ” was put forward in 2015.
A new world of magnificence is taking shape before our eyes, while elaborately
designed green belt areas are scattered throughout the region that new towers rise over the
skyline. Investment promotion has yielded promising results as many firms in the Fortune
global 500 like China Resources, Green Land, Ping An, Fosun and so forth converged on
the CBD. Three-dimensional transportation networks, both overground and underground,
are being constructed to provide a wide selection of transportation for the long-run.
The CBD of Jinan has enjoyed great growth momentum over the past three years.
No.3 Maoling Road, a component of the three-way road network that integrated vertically
as well as horizontally, is the first road of municipal government project open to traffic in
the CBD.
The construction of major projects which are in full swing in the CBD will grace the
city's skyline.
